Approval Criteria

APPLICATION APPROVAL CRITERIA

 

 Before submitting your application please make sure you review our Approval Criteria.

Application fees are non-refundable, and each application is considered individually. 

 

Rental History 

  • No more than two (2) late payments during the last twelve (12) months.

Income:

  • All applicants will need to provide proof of: 
    • Income with three (3) months pay stubs. 
    • Rent cannot exceed 33% of gross monthly income, before taxes.
    • Rent plus all revolving debt cannot exceed 50% of gross monthly income.

Credit Report:

  • No unpaid repossessions or collections for a combined total amount of over $1,000.00 within the last two (2) years. 
  • No more than four (4) late payments within the last year on credit cards or other loans. 
  • There can be no debt owed to any landlord, a management company or apartment community. 

Bankruptcy:

  • No late payments or collections for two (2) years from bankruptcy file date.

Evictions: 

  • No evictions in the last five (5) years.
  • If eviction prior to last five (5) years, please explain in detail in a separate email. 

Criminal Records:

  • No convictions of any felony within the last ten (10) years.
  • No more than one (1) arrest within the last seven (7) years.
  • No arrests or convictions for sexual related offences or domestic abuse ever. 

 

Application Instructions

Our application fee is $65.00 per applicant.

  • Please visit our Application Page to submit an application. 
  • Application Fee is paid online and is not refundable.
  • Application fee must be received before your application can be processed.
  • Please ensure the property is still available prior to completing an application. 

 

Applications are required by each person living in the property over the age of eighteen (18).

  • Social Security number is required for application. 

 

Once application has been submitted, please inform your agent. 

  • You will receive a link sent to the email address used on application. 
  • Click on the link and follow the instructions. This will authorize Yancey Realty to run background, credit and criminal checks. 
  • We will also contact your previous landlord(s) for verification of rental history. 

 

The application process can take 24-48 hours. 

  • During this period, the property you have applied for will remain on the market until:
    • Your application has been approved.
    • Copies of the two most recent pay stubs or an employment offer letter.
    • A copy of driver’s license(s) or other Photo ID(s)
    • Rental history has been verified.
    • Security deposit, equal to one months rent has been received in certified funds.
    • Pet fee will be required at the same time, if applicable.
    • Lease and all additional documents are signed.
  • All checks to be made payable to “Yancey Realty” and must reference the rental property in the memo line.
  • Please mail or drop off at the Yancey Realty Office located at: 2108 S Blvd #118, Charlotte NC 28203.
    • Full first months rent received in certified funds prior to receiving keys.
      •  Regardless of your move in date, payment equal to full month's rent will be due no later than the day you pick up keys. Your rent will be prorated in the second month.
